Quote Etiquette when getting quotes from trademen?

I'm looking to have some renovation work done and have been getting quotes from various people. I'm struggling with a few things...

  • Should I let them know I'm waiting on quotes from others before making a decision, or come up with some other reason?
  • I'm trying to compare quotes but in some cases they listed they would supply materials and some haven't. Is it acceptable to ask for a detailed list of materials and labour? There's no breakdown on the ones I have just a list of work ("supply and fit") and a total price.
  • Is haggling acceptable or should I not even try?

Quote Fascia Replacement costs?

Evening all,

I live in a mid terrace, with a downpipe between my neighbour and I. The fascia board behind said downpipe has rotted quite considerably, but the soffits seem to be ok from a visual inspection Said board is probably 2.5-3m in length, and is the middle of the run for a three terraced row.

A recent visit from a roofer has led to a circa £700 quote for:

Removal of guttering and fascia to front of property • Install brown UPVC fascia • Re-install guttering • Replace faulty running outlet • Removal of waste

This is quoted at 2 men, 1 day.

I've queried if the plan is replacement of the existing fascia board, or cladding with uPVC (Which with the state of the existing board, I'd not be happy with)

Question is, is this a reasonable quote or over the odds? I've had no prior experience with roofing costs, so I'm unsure if this is a good quote or if I should shop around. Said firm appears fairly well reviewed on checkatrade (which I know isn't always 100% trustworthy due to removal of reviews) but their quality of work looks decent from pictures.

We're located in the south east, if relevant!

Quote Quote to fix wall - rip off?

I paid £96 for a damp survey to get a quote to fix my bedroom wall (pictured)

I received the quote today and they are quoting £1185 + VAT to do the following:

Our operatives will cut the wall fabric to a height of approximately 1.5metres high full width thereafter rebate former fireplace prior to fixing a cavity vented membrane, gyproc and thereafter skim plaster finish ready for your own decoration.

So they are only cutting out the damp part of the wall.

They are also recommending 2 passyfier vents at £450 each + VAT when the man who did the survey said these cost £80 and they don’t go through the outside wall, so I’m a bit confused why it’s so much more for them to fit it if it’s just cutting through the plasterboard?

Can someone advise if this is a rip off?

I’m in Scotland.

Quote Roofing

We have a leaking roof. We need an old unused boiler flue removing and capping and/or the lead flashing fixing to stop the leak. It will need scaffolding. There is no structural damage. We live in east of England where prices tend to be higher.

I’d be grateful if anyone could share what is a sensible price range for this type of work?

Quote Am I being ripped off?

So I had a plumber service my boiler this week, after the service he told he found a few small problems and he'd get his company to send me a quote to sort it out. The service report had the following problems listed:

  • Burner/injectors: Needs replacing very sooted up cleaned as best I could
  • Heat exchanger: Strip down service required - a lot of iron oxide sediment in the sump

I didn't think much of it at the time and expected to be something simple to fix given his tone. A few days later I get a quote of £550.80 for the strip down service only. So I decided to check online for the price of a new boiler of the same model (Logic Combi 35) and I was surprised to see the quote was around 50% of the price of a new one. The boiler is 4 years old, by the way.

My feeling is that the company instructs their employees to check the boiler and try to come up with something for an extra service. I'm not at all familiar with boilers so would appreciate insight from someone that understands how they work.

Quote Quoted £8k for rendering. Reasonable?

Rendering at the back of my house is loose/blown in places and needs replacing. The area is about 85 square metres. There are 6 windows in total (it is an the outrigger section on a Victorian terrace so it's 3 walls) and the back door. Quote includes scaffolding and the they will be using a silicone based render which has a 10 year manufacturer's guarantee. They'll also be taking off the existing render. Haven't asked if skip is included but that's usually not much in comparison to the quoted price so I'm not too fussed about paying for a skip.

I've only managed to get one person in for a quote so far so I thought I'd ask here since it's been difficult to get more people round to give me a quote to compare to.

Quote Is £9k (labour, fixtures and fittings) a good deal for this 7m2 bathroom remodel in London?

I do a fair bit of DIY but plumbing, plastering and tiling isn't something I'm confident with so I'm looking at getting someone in to do the bathroom.

I have the funds but as the economy shows no signs of improving, I'm more reluctant than ever to lay down large sums of money if it's not a good deal. Naturally I got a few quotes and somehow the guy who has the best track record came in lowest too at ~£6k labour.

The current bathroom is definitely a botched DIY job with slapdash tiling, blistering paint finishes and a fairly grotty shower. I recognise the bathroom remodel (which would involve going back to studs) would be an investment, but curious to hear if you guys what's proposed is a good deal. I might explore a refurb of the current layout if it turns out not to be.

Quote Is our quote silly or bang on?

Sorry if these kinds of posts are frowned upon, I cannot for the life of me find anywhere else on Reddit. Basically, looking to get the opinions of those more informed than myself regarding a quote for some rather extensive renovations we are looking to get done on our bungalow in the North East of England.

The main works are as follows:

  • Demolish 612m flat roof side extension and remove its foundation.

  • Repour foundations up to current building regulations and rebuild side extension to the same footprint (612m )

  • Supply and install a couple of double French doors and 4x UPVC windows.

  • Create a couple of rooms in new extension using stud walls.

  • Rip out old kitchen, fit new larger kitchen in extension (we supply the kitchen ourselves).

  • Rip out old bathroom, install two new bathrooms (we supply the bathrooms ourselves),.

  • All the plumbing for the above sorted out.

  • A full rewiring of the entire bungalow.

  • Rearrange layout of main bungalow through knocking down about 10m of non-load bearing walls and adding about 15m worth of stud wall and associated doors/doorframes.

  • 'Make good the roof with timbers and added insulation'

  • All walls and ceilings boarded and skimmed/bonded.

  • Site prep and clearing.

  • We have been quoted £146K (excluding VAT) from a main contractor that we like the look of.

I appreciate that judging this kind of thing based on a series of bullet points that some random person has posted on the internet is probably difficult at best. We are just hoping to see if this figure makes sense.

Quote Deeper guttering extra cost

I'm talking to a roofer about having my detached house (in the South East) guttering replaced. I asked for the extra cost to install FloPlast Deepflow on one of the pipe runs, because it takes water from a large roof section and the current guttering can't cope with heavy downpours.

They quoted me an extra £190 for the Deepflow (so that's £190 on top of what they were quoting for standard guttering) for about 8m of guttering (includes one corner) and one downpipe. This seems a lot to me - what do you think?

I'm interested in putting Deepflow all around the entire house (they've just quoted for one section to be Deepflow so far) so if I'm getting stiffed on one bit then then whole house is going to be a lot extra over standard sized guttering. Just want to know if they're being reasonable.

Quote how much should I be paying for a glazed internal non wood door? supply and fit

I don’t know if it’s cheaper to supply myself but i’ve been quoted £420 to fit it into a new frame in the North East. Not even a joiner, a handyman. Is this the f*ck off price I have heard of?

Am I right to think this is quite steep? I think the door online for the measurements I need is like £80 max. Obviously I expect they might upcharge it a tad because they supplied and brought it. The door frame is brand new and hasn’t ever had a door fitted.

Quote Out of touch with quotes

I do almost everything myself, but I'm getting on in my years.

Thought about a new bathroom project and thought about changing the layout, the layout would require the toilet rotating 90 degrees which would involve replacing the old cast iron and lead outlet soil stack.

This is heavy work and I would struggle to do it on my own, so I thought I'd get some quotes for the work.

Basically 6m of soil pipe, joined to existing cast at ground level branch etc. and core drilling the new hole etc. I worked out BOM at around £150 ish

I said I'd do the remedial work e.g repairing brickwork etc.
Just got my first quote back, £1080 - is this right ? It's a days work at most... (NE) I'm so out of touch with the cost of things. I understand people have businesses to run, wages to pay and I value that but still....

Quote Is £21.5k (excl. VAT) a reasonable quote for a re-roof of a Victorian terraced townhouse?

I'm the owner of a basement flat in a converted Victorian terraced 4-storey townhouse. The owner of the top floor flat has been getting water ingress and it turns out we need a complete re-roof (which I believe to be true).

We've just been quoted £21.5k for the re-roof, which involves all the standard stuff... new tiles (concrete), battens, felt, valleys (grp), verge boards, soffits, etc. In addition, three rotten rafters need replacing and a new (small) Velux window is being installed.

Can anyone advise if £21.5k (nearly £26k after VAT) is a reasonable price for this work? I was expecting more in the range of £15k based on what I've read (but admittedly I don't know much about this sort of thing).

I'd like to get some more quotes, but almost all local roofers seem to be booked up for months, and the top-floor flat owner wants to get this done asap so he can rent out his flat again.

Edit for more info: The roof is a pitched gable roof, approx 50 sq. metres with 4 chimneys (2 on either side).

Quote Adding skylight to existing flat roof

Considering having a glass (not plastic) skylight fitted to the flat roof in our kitchen. The roof was put in as part of the kitchen side return extension (previous owners) and I presume is of standard construction. See photos. Wondering what a rough order of magnitude cost might be, including materials (ie the skylight glass). Expect to have to move the light fitting (minor) but probably not the extractor fan.

Will be getting quotes but would be very useful to have a feel of what it might cost (it might affect what we quote for), also whether it’s sensible or not to look for second hand glass to avoid paying for a new bespoke one. I know sometimes people take them out during refurbs and sell on eBay etc.

Quote Windows, doors and fascias

Had a quote come back a few days ago for 13 windows, 4 doors and 50m of fascia replacement and gutters/downpipes, all in 30k. Supplier is manufacturer, supplier and installer.

Waiting for other companies to come quote but anyone able to weigh in on whether I'm out of touch or is this potentially reasonable without knowing every inch and detail. We've not opted for any crazy designs or styles, mainly two opens at the top of each window and anthracite grey.

Appreciate any help.

Quote Was I overcharged for a fusebox fix?

I had a problem in my house recently where one of the fuse switches kept flicking off and hence the downstairs lighting wasn't working for more than a few seconds. The call out charge, diagnosis and fix all in all came to around £450. All they seemed to do was replace the flicky switch bit in the fusebox (sorry I'm not very technical). Was I overcharged for this job? Seems like a lot for not a lot of work...

So if we were to replace this does anyone know how much it would cost? I think it could be quite involved?
